Web-enabled homebuyers like you are taking a more active role in researching homes and neighborhoods. You also now spend less time with real estate professionals once you have completed your research. Internet homebuyers also used the Web effectively to filter out properties that did not interest them, visiting 6.1 homes on average versus 15.4 for traditional buyers.

Today, you can view photos and detailed information for hundreds of properties in the time it used to take to visit a single one. And the Web provides much more opportunity than simply moving print listings online. The growing availability of residential high-speed Internet connections has boosted the popularity of virtual tours and interactive maps, providing consumers with powerful and flexible visual search tools.

In addition to making home searches easier, automated valuation model (AVM) software is making a big impact in how properties are evaluated. AVMs, which generate valuation estimates by analyzing and comparing property information data, are becoming increasingly sophisticated and accurate. While not considered a substitute for human appraisals, AVMs are gaining popularity because they are inexpensive, easy to use and produce valuation estimates in minutes. Now AVMs, used extensively in electronic mortgage approval processing during the recent refinancing boom, are becoming available on real-estate Websites aimed at consumers. MLS listings also appear on local, regional and national brokerage Websites through Internet Data Exchange (IDX) agreements that allow participating Realtors to share listings and display them to consumers. Even though only licensed realtors can list property on the MLS, the system has begun to figure prominently for the $ 110 billion independent seller (for-sale-by-owner or FSBO) market. Type “flat fee MLS” into any major search engine, and you’ll see dozens of real estate professionals willing to list your property in the MLS for a fee. If you are willing to pay a commission of 2-3 percent, you can attract the attention of thousands of agents who will show your property to prospective buyers. You can then reduce the cost of the sale to about half a traditional 5-6 percent sales commission, plus the cost of the MLS listing. If you find an independent buyer working without an agent, you could make a sale with no commission at all and pay only an MLS listing flat fee. Displacement

Currently, about 2.4 million real estate licensees operate nationally, according to the Association of Real Estate License Law officials. The NAR has more than one million members, up from about 760,000 members five years ago. Many real estate professionals and industry observers expect a significant decline in this number because some tasks traditionally performed by agents and brokers can now be done more quickly and easily by Web-enabled consumers.

The quotes above, from a popular report on emerging real estate business models and dwindling profit margins, highlight a number of issues traditional real estate professionals are now facing. And if the real estate industry has grown historically without regard to market efficiencies, the issue has only been compounded since 2001, as new agents signed on in droves, lured by low interest rates and skyrocketing home prices in many areas. It’s likely that the number of traditional real estate agents will decline, while new types of real estate jobs will be created to deliver value to Web-savvy customers.

Universal Sports Launches Ad Campaign To Support Move To Fee-Based Carriage – Multichannel Online

Looking to upgrade from multicast positioning to fee-based carriage by year’s end, Universal Sports is launching an ad campaign aimed at raising awareness and getting consumers to call their TV providers.


The “I Want Universal Sports” consumer and trade campaign will begin this week, with promo spots featuring on-air talent on the network’s air and website, as well as ads in local print and digital outlets in priority markets. Messaging will feature the above tagline and a toll-free number, 1-800-55-GET-US, aimed at connecting them to TV providers.

A joint venture of Leo Hindery’s InterMedia Partners and Comcast’s NBC Sports Group, Universal Sports is currently available in some 55 million homes in all of the top 10 DMAs and 20 of the top 25 via multicast carriage and its first affiliate deal with DirecTV. The nation’s top DBS provider made Universal Sports available to all of its customers via a freeview in July and now offers it on a sports package. License fee terms were not disclosed.


David Sternberg, CEO of Universal Sports, said the network launched via multicast on broadcast stations in 2008 and after monitoring that approach determined that transitioning the service to a fee-based cable network was “the best way going forward.” He noted that contracts with the stations expire by year-end and are “synced up in a way to facilitate” this migration.


Sternberg said the network has engaged in such talks with cable, satellite and telco distributors since he joined the company in 2010, with an eye toward increasing distribution for the service, which presents an array of Olympic- and endurance-style sports, competitions and championships.


He noted that Universal Sports is in “advanced discussions with a number of MVPDs. We expect to have some announcements very soon and throughout the fourth quarter. “


The campaign is slated to run through the balance of the year with tactics changing as new distribution partners and carriage in markets are secured. Tent-pole network programming will be used to inform viewers of the switch, including promos running on its coverage of the 2011 IRB Rugby World Cup, Kona Ironman, the Gymnastics Worlds, New York City Marathon, alpine skiing, figure skating and its countdown to London Olympics fare.


Sternberg said the network will also ply on-site grass-roots marketing initiatives at a number of events, including the NYC Marathon and Skate America in Los Angeles.


Part of Universal Sports’ pitch for carriage centers on primary and secondary research indicating that its affluent, highly-educated and gender-balanced audience has affinity for these types of sports throughout the year. The network also over-indexes against premium channel, high-speed data and high-definition subscribership.


Speaking of HD, Sternberg said Universal Sports will launch an enhanced signal in January, an offering that was previously hamstrung by multicasting bandwidth constraints.


Since Universal Sports holds the rights to its myriad sports properties, it can also present video-on-demand and “TV Everywhere” services. Sternberg said DirecTV will launch an authenticated product with Universal Sports in the fourth quarter.

Seminar highlights regional lifestyle benefits – ABC Online

Rural businesses and employers in central-west Queensland have been told they need to promote the country lifestyle to attract and retain workers from the city and growing coastal regions.


A federally-funded seminar was held in Longreach yesterday on some of challenges of doing business in remote areas.


Gold Coast-based business consultant Jan Timms says while rural jobs do not pay as well as the mining sector, money often is not the main selling point.


She says living in a safe and low-cost community should be promoted.


“There is plenty of research to show it is not the number one issue and most people would prefer challenging and rewarding work,” she said.


“Of course there are people that will go after the money, but it will only be for a certain period of time they are doing it because they want to get ahead, but it is not going to be forever.


“Where are they going to go after that ?


“Going off and working in the mines if for most people a temporary thing.”


She says the low cost of living, family-friendly and safe environments should encourage people to work in the bush.


“There are a lot of people out there in cities who are really a bit fed up with the stress, the lifestyle, sitting in traffic – it’s all impersonal, it’s not so friendly, people don’t know each other,” She said.


“You come from your house, you came back to your house at night, you don’t even know the names of your neighbours and that sort of thing.


“There is an attraction to a lifestyle that is different to that.”

Healthy lifestyle? You could be doomed – Independent Online

London – Exercise daily? Eat your fruit and veg? Stopped smoking? Bad news. You could be doomed, nonetheless.

David Barker’s theory sounds pretty hokey when you first hear about it.

The idea is that, irrespective of that gym membership, those five-a-day and that kicked habit, much of our health has been determined by the time we get out of the womb.

You can see why mothers don’t believe it when, on Horizon: The Nine Months That Made You, they are asked about Barker’s theory, at random in the street. It seems less a scientific prescription, more a kind of fortune-teller’s ruse. I’m not sure I want to believe it, either. After all, life would have been a lot more fun if I’d known I had a free pass all along (for this was one enormous baby, back in the day).

Of course, diet and exercise and all those other things do come into it, too. But they are at their most significant where birth weights are particularly low. The lighter you are when you are born, the more you will be affected by your lifestyle.

That is why, or so the theory goes, people like my grandfather live to their late eighties while smoking like chimneys. It’s also why Dr Ranjan Yajnik has discovered a new body type, the thin-fat Indian – considerably slimmer than their English counterpart, but carrying significantly more body fat. It explains, he argues, India’s epidemic of obesity-related ailments: heart disease, type 2 diabetes and so on.

It is not just our health that may have been pre-determined in this way.

In the US, Dr Janet DiPietro has been testing foetuses for their reactions to disturbance, sounds and movement, then monitoring babies to see if the traits persist. She is adamant that they do. Elsewhere, studies indicate that testosterone levels in the womb are related to the kinds of activities we enjoy later in life. It’s convincing – though the real test is still to come.

Back in India, one of Barker’s colleagues is leading a drive to boost birth weight, to see if his theory provides dividends. Potential mothers are put on a diet of specially-prepared snacks, to ensure maximum nutrition and boost baby weight. This, of course, is the ironic part. Our own lifestyle might not be quite the self-imposed sentence we tend to assume. Instead, our mother’s behaviour is what shapes us – because diet and lifestyle determine birth weight.

However, even more amazingly the lifestyle of your maternal grandmother comes into play, too, since women are born with all their eggs. So the debate is less one of nature versus nurture, but of who was nurtured when. If Barker is right his work represents, as several interviewees noted, a paradigm shift. – - The Independent
